What Lenders Look At
Here's what typically matters when qualifying for a mortgage. Don't worry — we'll walk you through all of it.
Credit Score
Most loan programs require a minimum credit score between 580 and 680. FHA loans are more flexible, while conventional loans may require higher scores for the best rates.
Debt-to-Income Ratio
Lenders look at how much of your monthly income goes toward debt. Generally, keeping this below 43% gives you the most options — but exceptions exist.
Down Payment
You don't always need 20% down. FHA loans start at 3.5%, and some conventional programs go as low as 3%. VA and USDA loans may require zero down.
Employment & Income
Lenders want to see stable income, typically two years of employment history. Self-employed borrowers have options too — we can help navigate those.
